Your House for Sale needs a Floor Plan

When listing a home for sale, a floor plan is an added marketing tool that buyers really appreciate and can help sell your property. There are several companies in Dallas that create these types of floor plans and Realtors frequently hire them to enhance their marketing package.

The floor plan highlights some of the extra details like the size of the master suite, the downstairs study, and layout of the upstairs bedrooms.

North Dallas home prices for November 2013

Home prices in North Dallas are up and still climbing in 2013. But let's take a closer look at our real estate market.

Often we look at real estate sales statistics and prices based on median averages for actual sales prices or price per square foot, but it doesn't always give a true reflection of the market. These charts show a break down of the home market in the North Dallas area between Northwest Highway and LBJ Freeway and bounded by Central Expressway and Midway Road.

The overall picture shows the average selling price per square foot is $199. That's up from a low of $183 a square foot one year ago. The average sales price is $509,000 which is up from $419,250 a year ago.

Here is a look at prices based upon average asking price. The look is a bit different. Click on the graph to see it larger.
We can also consider the age of construction - new vs. existing.
And here is a graph showing sales price of single family homes vs. attached properties.
 
All of these statistics are for just the North Dallas area. A look at the entire metroplex yields different results as well. I wanted to show you that there is a lot that goes into the mix when considering the value of your property.

It's supposed to be the slow season in Dallas but ...

Someone forgot to tell Dallas home buyers. Every real estate market around the country has their busier times and their slower times of year. Typically in Dallas, the residential real estate business slows down dramatically from Halloween until Christmas. Meanwhile in a market like Florida, they are just starting their busy season.

But here, it seems most folks start focusing on the holidays, school activities, football, the end of the year, etc. And it's the time of year a Dallas Realtor can plan for a vacation.

Not in 2013! While the inventory of homes for sale is still very low, the buyer demand remains strong. Showings are above normal for this time of year and business is still busy. The experts tell us that sales would be higher right now if there were more homes to sell.
