The spring selling season is heating up across Dallas. Here are the most and least expensive homes currently for sale in our area:
Troy Aikman's Highland Park estate is currently listed for $24,000,000. For that you get 10,520 square feet of air conditioned space plus a full basement and a lot of wonderful covered outdoor spaces. The 1.4 acres of landscaped gardens are situated on one of Dallas' most prestigious streets.
At the other end of the spectrum of single family homes is this house located south of Lovers Lane and just east of Love Field. It has 2 bedrooms in 1,120 square feet on 0.19 acre for $74,900. The owner's last name is Moreno - no football connection. [where: 75230]

Dozens of Uses for Dryer Sheets

Dryer sheets have dozens of other uses around the house. Whether you're selling or just want to keep out stale odors, try some of these handy tips for fabric softener dryer sheets:
  • Freshen the air in a drawer, hang one in the closet, or under the seat of your car.
  • Leave a sheet inside an empty suitcase or travel baggage to prevent musty odors.
  • Place a sheet at the bottom of the wastebasket to eliminate odors.
  • Placing a sheet at the bottom of a laundry bag or hamper will accomplish the same results.
  • Eliminate static electricity from window coverings. Wipe blinds with a sheet to prevent dust from settling.
  • Place a sheet in your shoes overnight to help deodorize them.
  • Put a sheet in your sleeping bag and tent before folding and storing them. Keeps them smelling fresh.
  • Place a dryer sheet on your HVAC vents to scent the air circulating through your home.
  • This also works on ceiling fans, and on the back of box/portable fans.
  • De-stink your pets: Scrub incoming dogs or cats (especially wet ones) with a dryer sheet before they come back into your home.

How Realtors are Paid

Strictly for simplicity, the following example is based on the sale of a $100,000 house at a 6 percent commission rate. Real estate offices are  independent and commissions can be negotiated. The percentage varies all over the country. In Dallas, commissions are typically paid by the seller and are split between the listing brokerage and the buyer's brokerage.

Let's say the broker fee at 6% on a $100,000 property is $6,000. That amount is deducted from the seller's proceeds at closing and paid to the seller's brokerage. That brokerage then pays the buyer's brokerage and each brokerage pays their agents.

In this example, the broker fee of $6,000 is divided into four parts, but it is not always 4 equal parts. Each real estate brokerage has agreements with their agents regarding the percentage split. The commission split between agency and agent could be 50/50, 60/40, 70/30, etc. For simplicity, let's say the split is 50/50 and each party gets 25 percent of the fee. The seller's brokerage would get 25%, the seller's agent would get 25%, the buyer's brokerage would get 25% and the buyer's agent would get 25%. So this listing agent would earn $1,500, of the $6,000.

Out of the $1,500 earned by the listing agent comes their marketing expenses (photography, internet displays, printed material, staging, signage, etc), advertising costs, license fees, showing service fee, keybox fee, MLS costs, insurance, as well as other general overhead costs of doing business (like phone, office, vehicle costs, association dues, education expenses, taxes, etc).

When you consider how long it may take a property to sell or to purchase a home, how much an agent earns 'per hour' can vary dramatically. And if a property doesn't sell, either the sellers reimburses the agent for their expenses (which is specified in advance in the listing agreement)or the agent looses the time and money they put in to trying to sell the property.

One of the reasons that agents and brokerages make 'the big bucks' is because they are taking the risk in trying to sell the property. If they don't sell the house, they don't get paid. Some agents offer to list a house at an hourly rate plus expenses. My hourly rate is $250 with the first 10 hours paid in advance and in the first month of listing it typically costs about $800+ for expenses. Most sellers prefer to pay a percentage of the sales price at closing.

You can see that a few million dollar sales each year where the agent might have earned about $15,000 each is not enough to make them rich. And since agents are considered independent contractors, they pay their own taxes and social security like other small businesses.

When looking over the closing statement, a seller will see several items besides the brokerage fee. These are not controlled by the agent or broker and can include title company policy and expenses, state fees, prorated property taxes, flood certificate, escrow fee, attorney fee, HOA transfers, etc. In addition, any mortgages owed are also paid off at closing and included in the closing statement.

When you hire a Realtor, one of the most valuable attributes you are paying for is their expertise. The agents who earn a good living are highly skilled in real estate transactions, aware of what is happening in the market, know reputable service people, are familiar with statistics and trends, and are experts in document details and negotiating. There are different levels of service, expertise and marketing systems used by Realtors. All of these are generally reflected in the fee they charge.

2012 Dallas Home Sales Stats are In

January 2012 home sales numbers are in from the North Texas Real Estate Information Services. And the numbers confirm what Dallas agents have been saying all month - sales are UP!
Based on current activity ( phones ringing, internet hits, number of showings,...) they should be strong in February as well. Here are the statistics for January 2012 across North Dallas:

North Dallas (south of LBJ, between Midway & Central):
Number of Sales: 23 (up 28% from this time in 2011)
Average Sales Price: $671,857 (up 1% from Jan. 2011)
Average Days on Market: 110 ( up 4% from 2011)

Park Cities:
Number of Sales: 37 (up 16% from 2011)
Average Sales Price: $1,144,440 (up 8% )
Average Days on Market: 88 (down 30%)

Northeast Dallas (east of Central):
Number of Sales: 29 (up 7% from 2011)
Average Sales Price: $280,377 (up 15% )
Average Days on Market: 68 (down 38% )

Northwest Dallas (west of Midway):
Number of Sales: 34 (up 70% from 2011)
Average Sales Price: $195,202 (down 1% )
Average Days on Market: 96 (up 2% )

Far North Dallas (north of LBJ to Plano, Central to Marsh):
Number of Sales: 47 (up 7% from 2011)
Average Sales Price: $344,170 ( up 21% )
Average Days on Market: 90 (up 7% )

Dallas Real Estate on its way back Up

I've shared statistics with you before that show this trend of seasonal sales throughout North Texas going all the way back to 2004. Real Estate sales peaked in 2007. So it is interesting to note this comparison of sales since that peak year.
Here is the January 2012 statistical comparison compiled by Hexter Fair Title Company. It shows that we were up 15% versus January 2011 ( 14% was due to more units, and 1% due to higher average price). January 2012 closing sales were higher than the previous 3 years. Good news. \[where: 75230]

Guess who has the best Dallas views?

What would you pay for a place with a great view of downtown Dallas, American Airlines Center, the Margaret Hunt bridge, ... ?

Homes and condos with expansive downtown views like these can sell into the millions.
But hundreds of people a year get to live with views like this for free. And they don't necessarily enjoy it. Because these views are from the Dallas county jail. That's right. Our jail sits on some expensive real estate.

Since this jail fails inspections on a regular basis, I wonder how many years it will take before the county decides to sell it and open a new facility in a cheaper area? I'd consider it to be a better use of my tax dollars. I can imagine the condo conversion already. Or maybe a developer will just scrape it for new construction with access to the new Trinity River amenities.

Real Estate Investors flipping over 2012

The Dallas real estate market continues to be an opportunity for house flippers. Investors keep scooping up the bargain homes because of the extension of the FHA temporary waiver through 2012.

Previously, FHA regulations did not allow mortgages on homes owned by the seller for less than 90 days. In 2010 this rule was waived to allow 'flippers' to purchase and renovate distressed properties ( mostly foreclosures) and then resell them to the many picky buyers who want a move-in ready house.

This has helped the housing market and the feds have actually made a smart move by extending this waiver through the end of 2012. Fortunately, they've kept some of the restrictions to prevent previous mortgage frauds and disasters. These FHA backed sales are subject to a property inspection, buyer credit and background approval, and other restrictions.

Since the 2010 waiver, there have been more than 42,000 properties purchased with FHA backing that previously would not have qualified due to the 90 day seller restriction. That represents more than $7 billion in sales that may not have happened.

Eager buyers are fueling today's demand for renovated homes at low interest rates. And in today's market, an investor can buy, renovate and resell a home in 90 days or less. But if the sales price is more than 20% over the previous purchase price, the flipper must document the expenses incurred in the renovation and repair of the property. Provided the investor knows what they are doing, 2012 continues to be a great market for flipping.

Preston Royal Central Market opens in 2 weeks

The new Central Market at Preston Royal opens in 2 weeks - on February 15th.

In addition to a wide selection of cheeses, fish, fruits, and vegetables, they'll offer catering, a floral department, deli and sandwich bar.

The store will be open 7 days a week from 8:00 a.m. until 10:00 p.m. The coffee bar opens an hour earlier, at 7 am every day.

Someone tell them to stock up on Monday morning donuts for St. Mark's advisories.
