January 2012 home sales numbers are in from the North Texas Real Estate Information Services. And the numbers confirm what Dallas agents have been saying all month - sales are UP!
Based on current activity ( phones ringing, internet hits, number of showings,...) they should be strong in February as well. Here are the statistics for January 2012 across North Dallas:
North Dallas (south of LBJ, between Midway & Central):
Number of Sales: 23 (up 28% from this time in 2011)
Average Sales Price: $671,857 (up 1% from Jan. 2011)
Average Days on Market: 110 ( up 4% from 2011)
Park Cities:
Number of Sales: 37 (up 16% from 2011)
Average Sales Price: $1,144,440 (up 8% )
Average Days on Market: 88 (down 30%)
Northeast Dallas (east of Central):
Number of Sales: 29 (up 7% from 2011)
Average Sales Price: $280,377 (up 15% )
Average Days on Market: 68 (down 38% )
Northwest Dallas (west of Midway):
Number of Sales: 34 (up 70% from 2011)
Average Sales Price: $195,202 (down 1% )
Average Days on Market: 96 (up 2% )
Far North Dallas (north of LBJ to Plano, Central to Marsh):
Number of Sales: 47 (up 7% from 2011)
Average Sales Price: $344,170 ( up 21% )
Average Days on Market: 90 (up 7% )
