2007 Statistics for North Dallas

I'll be posting the 2007 stats on January 3rd.
And .... NO, The Sky Is Not Falling on North Dallas!

Sales Are Up !?!

The NAR announced today that sales of existing homes have risen! "Existing-home sales rose slightly in November, indicating a stabilization in housing in the wake of mortgage disruptions earlier this year, according to the National Association of Realtors®." Sales rose from October to November but are still below the outstanding November 2006 numbers. As we know, in the crazy world of statistics one can make the numbers appear in many fashions. In North Dallas, prices have remained stable. The amount of inventory is up and the days on market numbers are up as well. However, our number of sales and prices are up slightly as well. What's happening in real estate and the economy across the country has caused but a bump in the road for us. Come early January, we should have a pretty good picture of 2007 sales in North Dallas. I'll be posting the stats.

5 Simple Ways to Increase your Home's Value

It may seem simple, but good home maintenance is key to creating and preserving a home’s value. As the new year begins, take a look at how you will address these items in your home this year.

Every homeowner should do these five basic tasks this year before spending on improvements, expanding or selling their home.

1. Safety. Ensure smoke detectors and carbon monoxide detectors are installed and in good working order. Check gas appliances to make sure they are properly vented and don't leak. Make sure the electrical system is adequate. Flickering lights and popping breakers are the sign of a problem.

2. Preventive maintenance. Repair any leaks in the roof, seal gaps in the siding, paint bare wood, replace damaged decking, patch cracks in concrete, and caulk around tubs and showers.

3. Conserve energy. Install a programmable thermostat, weatherstrip doors and windows, fix leaking faucets, upgrade insulation, and replace old windows.

4. Go green. Consider environmentally friendly materials for windows, doors, siding, decking, fencing, roofing, flooring, and insulation. Use earth friendly bulbs.

5. Improve comfort. Get rid of clutter, open up spaces, and organize closets and storage.
